Well, I might not want exactly what you do, but if you're seomeone who is thinking of buying a home in Northville, Novi, Plymouth, Livonia, Canton, Farmington Hills or any of our other service areas, then I bet we do want the same thing: More Listings!

We are so desperate for GOOD quality listings that this is the second time in under 30 days that we will sell a house using video and pictures, to buyers relocating to Metro Detroit from out of state.

There is an extreme shortage of Homes for Sale and condos for sale in Northville, Plymouth, Livonia, Novi, Canton and Farmington Hills.

All of those foreclosures we hear about?
The government has given those direct to wholesalers....so you'll never even know if you bought one!

That's a blog post for another day. Check out the video below that we send (this is a small one) to our out of state clients.

	It's kind of fun, actually!!

Isn't it slow?

I get asked quite a bit - When is the best time to list a home in Northville? Ok, but what about Plymouth, isn't Plymouth different? Different how? Because it's 876 Light Years away from Northville?! Lol!

People (especially Realtors) like to talk about this time being better than that time or after the Victorian Festival or Before the Fall Festival or who knows what!
I've actually heard people say that if you list at a different time of the week, you have a better chance of selling. Uh, really? Does the color of your shoes affect your selling price, too? come on guys!

Sure, Real Estate slows down a little bit in the Fall, right?
Wrong!

Historically, in good markets and bad, the past 20 years in real estate have shown us that if you want to sell your home, you can sell your home! You just need to have a complete strategy that involves a full time, experienced, tech savvy Realtor.

The mind set of the seller and the Realtor is what gets in the way of a sale, in any market, any time of the year. As a matter of fact I did a Youtube video a while back that spoke to this when the stock market took the hit this year.

Remember - Look for a Realtor with Experience, a Track Record, who is LOCAL and is Tech Savvy and all will be well!

Until next time, if you ever need anything, contact me direct! Thanks for your time!

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.

Please give me a call if I can be of any assistance in determining how much home you can afford in today's market.
